As with all refurbishment projects, an early understanding of the existing structure is essential in order to help us identify the project’s constraints and to determine the most cost effective solutions for adapting the structure for modern use. Buildability is a much used term, but on a tight site, adjacent to listed structures, it is crucial that the construction methodology and phased operations are considered from the initial stages of design.
We have worked on a variety of residential developments in both inner city and regional locations, ranging from bespoke low level developments to high rise towers. We work closely with the design team to help maximise the site’s potential, exploring a number of structural solutions and construction materials to deliver the optimum scheme for the client, while identifying and overcoming any existing site constraints. Our clients include single operators to large scale developers such as St James.
These beautifully bespoke projects involve us working directly with both the architect and client, often with a fast period from concept to completion. Our hands-on approach and combination of 3D modelling and hand drawn sketching enables us to perfect both the concept and intricate details of the project.
Arts + Culture
We have a wealth of experience in creating exciting spaces for arts that complement the art itself, working with world class design teams alongside artists and organisations including Anthony Gormley, the Royal Festival Hall and the BBC.
Whether the structure forms an integral part of the artwork, or combines with the building fabric to provide a neutral exhibition space, we work hard to develop creative yet efficient and buildable solutions that achieve our clients’ aspirations and enhance the building users’ experience.
Our work ranges from refurbishment and reconfiguration of existing education facilities to new build developments. Working closely with the team we help engineer a cost effective solution that provides the optimum conditions for learning. Working on larger projects such as the Lewisham Schools Framework has enabled us to develop a significant understanding in how schools operate and the environments required for both the students and teachers.
As part of the design process we establish a carefully thought out construction sequence to enable early contractor involvement and help minimise risk and on site construction time.
Working directly with trade contractors means the practice is able to continuously evaluate new methods of construction, gleaning advances in systems and methodology that they can build into their new projects often with significant time and cost benefit.
Our engineers provide support services for contractors and are adept at developing innovative solutions to unlock the most complex construction projects. We establish a clear and rational sequence for project delivery to maximise efficiency and value for our clients.
In all refurbishment and fit-out projects, establishing an understanding of the structural fabric of the existing building is the key to the success of the project. We develop the required level of understanding of the primary structure through assessment of as-built drawing information, site measurement / investigation and back analysis. Using this information we prepare the buildings Fit-Out Structural Design Guidance Report to help inform the easy wins for the proposed fit out works, along with the required strengthening / remedial details.
Hotel + Leisure
We have worked on a variety of hotels from the large chain operators to boutique properties. These include the conversion and extension of Grade II listed buildings to accommodate modern hotel operating requirements, and new build developments with double storey basements and open air swimming pools on the roof.
Our directors’ track record includes being responsible for the design and delivery of award winning British Embassies around the world. Davies Maguire have also carried out the structural assessments for a number of British High Commissions, along with working on bespoke public buildings for local authority’s and government frameworks.
The impressive portfolio of our directors include the design and delivery of significant large scale, award winning retail developments such as St Davids II and Festival Place. At Davies Maguire our experience ranges from retail led mixed use developments and retail parks to new, individual retail properties within existing sites, such as airports.
Structural Appraisal + Development Feasibility Exercises
We have, with the benefit of our many years of experience, the ability to appraise building structures and their fabric. Whether it is a due-diligence exercise for a potential purchaser of a building, or an existing owner looking to prepare a building for sale, we can prepare a comprehensive building appraisal. We are often employed to provide an accompanying feasibility report, exploring options for the potential development of the building or site, including additional floors or extensions.
