19-24 Dering Street
A two storey roof extension and new internal core for an existing 1920’s building. The project provided increased and open commercial floor area to meet flexible and modern demands to a high specification in an in-demand area of London.
Davies Maguire engineered a new, two-storey, extension on an existing 1920’s frame by utilising the residual capacity of the structure and removing the existing and heavy roof to be replaced by a light-weight frame. The additional commercial and terrace floorplates were complimented throughout the height of the building by building a new RC core which consolidated the two disparate staircases into a more suitable location which opened out the office plate more suited to a modern and flexible use.
Challenges encountered in this project included justification of the weight of the roof extension by removing the existing roof and façade; this had to be balanced with the sustainability aspirations of the project. From an early stage Davies Maguire provided embodied carbon analysis of structural options which was key to demonstrating for planning purposes that the best solution for the building, which also ensured future functionality in a competitive market, was taken forwards.
Where floorplates were retained, detailed coordination with the Design Team enabled constrained floor to ceiling heights inherited from the existing structure to be maximised by providing service routes for the existing beams.
The relocation of the stair cores into a new, reinforced concrete, stability core required careful consideration of the construction sequence and Davies Maguire ensured that this remained feasible during development of the project. Strengthening works have been specified throughout the structure to adapt to new layouts and improved MEP services.
