19 Charterhouse Street

Updating and extending the former De Beers diamond building, doubling the existing massing with 5 new storeys to provide 85,000 sqft of best-in-class mixed-use space.

The project comprises of an 5-storey steel framed extension above the 5-storey RC frame, originally constructed in the 1990s as part of De Beers’ Diamond Campus. It aims to provide over 85,000 sqft of best-in-class office space, featuring extensive private and communal terracing with far reaching views across London.

Other major structural modifications include relocating cores from the north and south ends to a more central location to provide an open floor plate and fully utilise the Farringdon Road façade, as well as converting the link bridge to provide more open space on Saffron Hill, on and below the bridge alike. The proposed double-height entrance Farringdon Road allows convenient access to transport links. Challenges surrounding the dense network of neighbouring infrastructure and utilities lends itself to lean design to minimise changes to foundation loads and subsequent ground movement.

The development proposal incorporates a blue roof system on all roofs and terraces, designed to manage rainwater and contribute to Sustainable Drainage Systems (SuDS). This system accommodates up to the 1 in 100-year storm event, factoring in a 40% increase in peak rainfall to allow for predicted climate change impacts, by intercepting rainwater, reducing runoff, managing peak flows, and providing amenity for building occupants. Foul water from the building will be handled separately, draining from the lower ground floor and above by gravity and from the basement by pumping to a higher below ground system before discharge to the public sewer.
